Commercial Roof Inspection Challenges for School Districts

A school district responsible for multiple educational facilities was experiencing recurring roof leaks, interior water damage, and concerns about aging building exteriors.

Traditional inspections required extensive roof access equipment, exposed personnel to fall hazards, and were expensive to perform across numerous buildings.

District administrators wanted to understand:

  • Which roof areas actually required replacement

  • Which buildings could be repaired instead

  • Whether hidden moisture was present beneath roofing systems

  • The condition of exterior walls, flashings, drains, and rooftop equipment

  • How to prioritize limited maintenance funding

FAA Authorized Drone Roof Inspection and Thermal Imaging Survey

Using commercial inspection drones equipped with high-resolution optical cameras and thermal imaging sensors, our team performed a comprehensive inspection of district facilities.

The inspection documented:

  • Roof membrane failures

  • Open flashing seams

  • Ponding water

  • Wet insulation beneath roofing membranes

  • Blocked drainage systems

  • Damaged parapet flashing

  • Sealant failures

  • Areas of active moisture intrusion

Thermal imaging revealed moisture trapped beneath several roof systems that was not visible during on-the-roof inspections.

Every finding was GPS documented and photographed, allowing maintenance staff to locate and repair deficiencies quickly.

Drone Roof Inspection Findings

Inspection results showed:

  • Multiple roof leaks caused by localized membrane failures—not complete roof failure.

  • Significant moisture intrusion around rooftop penetrations.

  • Drainage issues causing chronic ponding water.

  • Failed flashing details allowing water into wall assemblies.

  • Several roof areas originally considered candidates for replacement that only required targeted repairs.

  • Exterior wall defects that could be repaired before structural deterioration occurred.

The areas outlined in red indicate warm areas which tend to be moisture in the insulation. However, that needs to be verified with destructive testing.

Commercial Roof Repair Recommendations Based on Inspection Data

Rather than replacing multiple roofing systems, we recommended:

  • Targeted membrane and insulation replacement

  • Flashing replacement

  • Drainage improvements

  • Sealant restoration

  • Preventive maintenance program

  • Annual drone inspections

How Drone Roof Inspections Saved an Estimated $2.4 Million

Initial capital planning included replacement of several roofing systems. Our inspection data demonstrated that many roof areas remained structurally serviceable.

Table showing estimated savings from a commercial drone roof inspection, including $1.95 million in deferred roof replacement and $2.4 million in total estimated savings.

Benefits of Commercial Drone Roof Inspections

  • No personnel exposed to roof fall hazards

  • Minimal disruption to school operations

  • Comprehensive photographic documentation

  • Thermal verification of hidden moisture

  • Faster inspections

  • Better capital planning

  • Improved maintenance prioritization

  • Permanent inspection records for future comparison

Why Drone Inspections Make Sense

Traditional inspections often rely on visual observations from limited roof access points. Drone inspections provide:

  • Hundreds of high-resolution images

  • Thermal analysis

  • Safer operations

  • Faster project completion

  • Better documentation

  • Repeatable inspections for long-term asset management

Commercial Roof Inspection Results

Using the inspection findings, the district was able to redirect planned capital expenditures toward targeted repairs, extend the useful life of several roofing systems, and prioritize maintenance based on objective condition data.

The result was an estimated $2.4 million in avoided or deferred capital expenditures, while improving building reliability and reducing the risk of future water damage.
